Positions:

  • Construction/Engineering Internship
    Assists project personnel in administration of project. Responsible for detailed knowledge of plans and specifications, submittals and shop drawings. Research of Requests for Information. Maintenance of official documents for project (stamped drawings, as builts, warranties, operations manual, etc.). Liaison to client technical personnel. May also provide support to one or more project managers: Develop and maintain contract files and notebooks for projects. Type and file proposals, contracts, change orders and invoices. Code all project invoices from outside vendors, subcontractors and consultants. Obtain building permits. Coordinate resolution of design issues with the architect/engineering and inspectors in regard to the building permit. Assist with scheduling building inspections and prepare final documents for the Certificate of Occupancy. File notice to owner and maintain notice to owner records. Maintain change order logs and/or submittal log for each project. Compose correspondence for signature as directed. Compile and prepare various reports (requires analysis and comparison of data).


  • Estimator
    An Estimator provides and/or coordinates full estimating services on all types of contracts. Review and incorporate historical data from purchase orders, subcontracts, productivity analysis reports, etc. into unit and man-hour figures. Review proposal specifications, drawings, attend pre-bid meetings, etc. to determine scope of work and required contents of estimate. Provide complete conceptual (or bidwork) and final estimating input on complex projects. Provide technical support to personnel preparing discipline estimates for assigned bids. Insure all working documents and data are maintained to back up estimate figures. Assist contract department during preparation of inquiries and final evaluation of submitted bids as required. Track awarded contracts as required–may include estimating/pricing extra work items, change orders, credit; procuring materials, etc. Review proposal specifications and drawings to determine scope of work and required contents of estimate. Prepare discipline estimates by calculating complete takeoff of scope of work. Maintain files of working documents as back-up for estimate figures, including current (accurate) information on prices from suppliers through direct contact. Sales brochures, price lists, etc. May review design options and recommend the best solution based on cost, engineering quality, or availability of materials. Analyzes blueprints, specifications, proposals, and other documents to prepare time, cost and labor estimates for products, projects or services applying knowledge of specialized methodologies, techniques, principles or processes. Reviews data to determine material and labor requirements and prepared itemized lists. Computes cost factors and prepares estimates used for management purposes, such as planning, organizing, and scheduling work, prepare bids, selecting vendors or subcontractors, and determining cost effectiveness. Conducts special studies to develop and establish standard hour and rate cost data or effect cost reductions. Consults with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues. May specialize according to particular service performed, type of product manufactured, or phase of work involved such as tool and fixture costs, production costs, construction costs, or material costs.

  • Estimator - Senior
    Con-Real seeks a dynamic Senior Level Estimator to lead our estimating and preconstruction services. Work load includes both negotiated and select-bid projects in a range of markets, including healthcare. Capable of taking a strong leadership role, individual must possess the ability to "close the deal," develop and maintain project leads, develop and maintain client relationships, build solid budgets and strong communication skills to transfer detailed information to project field teams. Knowledge of the local market and contacts (owners, designers, subcontractors, etc.) is very important to this position.

  • Project Engineer
    Directs, coordinates, and exercises functional authority for planning, organization, control, integration, and completion of engineering project within area of assigned responsibility. Plans and formulates engineering program and organizes project staff according to project requirements. Assigns project personnel to specific phases or aspects of project, such as technical studies, product design, preparation of specifications and technical plans, and product testing, in accordance with engineering disciplines of staff. Reviews product design for compliance with engineering principles, company standards, customer contract requirements, and related specifications. Coordinates activities concerned with technical developments, scheduling, and resolving engineering design and test problems. Directs integration of technical activities and products. Evaluates and approves design changes, specifications, and drawing releases. Controls expenditures within limitations of project budget. Prepares interim and completion project reports.

  • Project Manager
    The Con-Real office seeks a strong candidate with more than 8 years of experience in building construction, who would like to be a part of an emerging region of a successful company. Candidate must have the experience/ability to manage projects in excess of $10 million, as well as strong MEP skills. Experience working on healthcare and advanced technology projects a plus.

    Plans, directs, and coordinates activities of designated project to ensure that goals or objectives of project are accomplished within prescribed time frame and finding parameters. Reviews project proposal or plan to determine time frame, funding limitations, procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project. Establishes work plan and staffing for each phase of project, and arranges for recruitment or assignment of project personnel. Confers with project staff to outline work plan and to assign duties, responsibilities, and scope of authority. Directs and coordinates activities of project personnel to ensure project progresses on schedule and within prescribed budget. Reviews status reports prepared by project personnel and modifies schedules or plans as required. Prepares project reports for management, client, or others. Confers with project personnel to provide technical advice and to resolve problems. May coordinate project activities with activities of government regulatory or other governmental agencies.


  • Project Superintendent
    The Project Superintendent provides overall on-site administrative and technical management on the construction project site. Supervise total construction effort to ensure that the project is constructed in accordance with design, budget and schedule. Includes interfacing with client representatives, A-E representatives, other contractors, etc. Plan, coordinate and supervise on-site functions (scheduling, engineering, material control, and “quality control”). Supervise craft employees and/or contractors as required by the contract. At the direction of the Project manager, may authorize and/or approve all project personnel transactions, purchase requisitions, field design, change requests, etc. Provide technical assistance, i.e., interpretation of drawings, recommending construction methods and equipment, etc., as required. Assist project management in developing and implementing project procedures, working documents, standards, etc. Ensure that all on-site personnel comply with project procedures, safety program requirements, work rules, etc. Document all violations, notify project management, recommend/implement correction actions as required. Assume responsibility for productivity of crafts, efficient use of materials and equipment, and contractual performance of the project. Ensure all required building inspections are completed and inspectors’ signatures obtained for each inspection. Perform additional assignments per project manager’s direction.

  • Real Estate Appraiser/Project Analyst
    Compute final estimation of property values, taking into account such factors as depreciation, replacement costs, value comparisons of similar properties, and income potential. Draw land diagrams that will be used in appraisal reports to support findings. Estimate building replacement costs using building valuation manuals and professional cost estimators. Evaluate land and neighborhoods where properties are situated, considering locations and trends or impending changes that could influence future values. Examine the type and location of nearby services such as shopping centers, schools, parks, and other neighborhood features in order to evaluate their impact on property values. Inspect properties to evaluate construction, condition, special features, and functional design, and to take property measurements. Obtain county land values and sales information about nearby properties in order to aid in establishment of property values. Photograph interiors and exteriors of properties in order to assist in estimating property value, substantiate findings, and complete appraisal reports. Prepare written reports that estimate property values, outline methods by which the estimations were made, and meet appraisal standards. Search public records for transactions such as sales, leases, and assessments. Verify legal descriptions of properties by comparing them to county records. Check building codes and zoning bylaws in order to determine any effects on the properties being appraised. Examine income records and operating costs of income properties. Interview persons familiar with properties and immediate surroundings, such as contractors, home owners, and realtors, in order to obtain pertinent information. Testify in court as to the value of a piece of real estate property.

  • Real Estate Development/Investment Manager
    Real Estate Development/Investment Manager Perform initial property due diligence including market research. Assist with development activities as necessary including preparation of development agreements and budgets. Assist with driving transactions through approval process. Work with prospective tenants and buyers to lease and sell properties. Work with third party vendors such as counsel, engineers, and brokers. Perform investment analysis. Internet and on-site (local building and planning departments) research capabilities. Financial and accounting skills sufficient to conduct feasibility analysis of projects and evaluate financial condition of tenants and outside development groups. Motivated to build a career in real estate finance or development; strong organization and follow-up skills. Strong verbal and written communication skills reflecting professionalism and confidence. Ability and willingness to obtain real estate licenses. Willingness travel on a limited basis with short-term notice. Ability to work independently on a project basis once directions and objectives are communicated. Familiar with sale/leaseback tax free exchange and turnkey development. Experience in property management and/or facility management. Holding a CCIM or CPM designation would be a plus.

  • Relocation Specialist
    Provides business owners, property owners, and residents with relocation assistance and payments. Locates suitable and available housing or business facilities that meet the financial constraints of their displacees. Calculates replacement housing payments and moving re-establishment costs for residential owners and tenants and in lieu of payments for businesses. Investigates the displacees' family composition, economic situation, housing needs, etc., to assist in preparing to relocate. Investigates businesses' economic status, zoning, business needs, etc., to assist in preparing to relocate. Directs and assists in the completion of forms and documents necessary to obtain relocation assistance. Meets with property owners, business owners, and project housing area residents regarding their relocation. Directs the relocation of residents and businesses utilizing property acquisition and project management schedules. Establishes and updates detailed records of each relocation. Performs physical inventories at displacees' units. Estimates labor or material costs for negotiated moves. Provides counseling to families and/or refer them to social service agencies. Prepares, reviews, and monitors section's budget and work order requests as delegated. Demonstrates continuous effort to improve operations, decrease turnaround times, streamline work processes, and work cooperatively and jointly to provide quality seamless customer service. Required Knowledge, Skills and Abilities: Principles and practices of supervision and personnel management. State, city, and federal guidelines, and the Uniform Relocation Assistance and Property Acquisition Act of 1970. Mortgage financing principles and procedures. Rental and purchase values of real estate.

  • Right of Way Agent
    Prepare necessary documents to effect title changes. Review independent appraisals to determine market value and costs necessary in securing properties for Sponsor use. Negotiate with property owners, in person and through correspondence, to establish terms and conditions of property conveyances. Recommend settlement terms and course of action to Sponsor departments and officials. Select or assist in the selection of consultants to assist with completion of right of way projects. Administer consultant contracts and contractor work. Maintain records and prepare a variety of reports. Analyze and determine the effect of encumbrances. Negotiate with parties of interest to remove liens, judgments or other encumbrances. Gather sales, zoning, assessment valuation, improvement, tax and other pertinent information for use in developing appraisals. Secure, examine and interpret property records and title reports to determine the extent and types of encumbrances and the status of interests in properties. Assist residential and commercial property owners and tenants in relocating as necessary and as provided by applicable law. Prepare outline and lease terms for attorney's use. Coordinate the disposition of real property interests. Draft and negotiate leases. Assist the City Attorney in prosecution of eminent domain cases. Represent the Sponsor in the community and at professional meetings as required.

  • Senior Project Manager
    Con-Real is looking for a Project Manager with 15+ years of experience. To be considered for the position, candidate must have experience working within the commercial and industrial industry and have solid knowledge of subcontractor and owner contracts, as well as the ability to develop and maintain strong customer relationships. Candidate must have the experience/ability to manage projects in excess of $20 million, as well as strong MEP skills.

  • Superintendent
    The Con-Real office is seeking a Superintendent with 10+ years of experience in building construction. Candidate must have solid knowledge of subcontract and owner contracts, as well as be able to develop and maintain strong customer. Experience working within the healthcare industry is a plus.

    Provide overall management direction for two or more projects and maintain and expand and develop new business opportunities relative to a particular client, group of clients, or geographical area. Handles the overall responsibility for the success of multiple projects. Initiates and maintains liaison with prime client; represents Con-Real in meetings with clients to facilitate construction activities. Central point of contact between Con-Real and the client. Assembles project team and clearly defines roles and responsibilities of team members. With estimating, develops construction budgets, contracts, and extra work authorizations with client. Control of all billings of projects under their supervision to insure all costs are documented and correctly billed out. Develops schedule and is responsible for subcontractor bids, contracts, permits and inspection requirements. Review subcontractor bills and compare against original budget numbers of contract amounts/approve for payment. Monitor the job cost reports/note any discrepancies or inaccuracies to ensure project is built on schedule and within budget. Review plans with design staff and superintendents prior to commencement for accuracy. Check site for problems associated with plans and make changes based on discrepancies with the superintendent. Assumes overall responsibility for manpower and providing the tools for the superintendent to accomplish completing projects on time, under budget, and overall quality control. Responsible for overall profitability of project under his direct supervision. Directs activities of workers concerned with construction of buildings, dams, highways, pipelines, or other construction projects. Studies specifications to plan procedures for construction on basis of starting and completion times and staffing requirements for each phase of construction, based on knowledge of available tools and equipment and various building methods. Assembles members of organization (supervisory, clerical, engineering, and other workers) at start of project. Orders procurement of tools and materials to be delivered at specified times to conform to work schedules. Confers with and directs supervisory personnel and subcontractors engaged in planning and executing work procedures, interpreting specifications, and coordinating various phases of construction to prevent delays. Confers with supervisory personnel and labor representatives to resolve complaints and grievances within work force. Confers with supervisory and engineering personnel and inspectors and suppliers of tools and materials to resolve construction problems and improve construction methods. Inspects work in progress to ensure that work conforms to specifications and that construction schedules are adhered to. Prepares, or receives from subordinates, reports on progress, materials used and costs, and adjusts work schedules as indicated by reports. May direct workers concerned with major maintenance of reconditioning projects for existing installations. Workers are usually designated according to type of project, work, or construction activity directed.

Maintain change order logs for each project. Distribute and maintain all company cellular phones. Coordinate the maintenance of company vehicles and keep current notebook of all company and individual licenses. Compose correspondence for signature as directed. Compile and prepare various reports (requires analysis and comparison of data). Obtain required signatures on all contracts, subcontracts, and change-order documents. Perform additional assignments per supervisor’s direction.
